This Refund & Cancellation Policy explains how cancellations, appointment changes, refunds, and non-attendance charges are handled for services booked through Landlord Certifications.

1. Definitions

Landlord Certifications.

Customer / You

Any landlord, homeowner, letting agent, tenant, property manager, business, or individual who books a service with us.

Services

Property compliance and certification services including, but not limited to:

  • Gas Safety Certificates (CP12)

  • Electrical Installation Condition Reports (EICR)

  • Energy Performance Certificates (EPC)

  • Fire Risk Assessments

  • PAT Testing

  • Asbestos Surveys

  • Emergency Lighting Certificates

  • Other related inspection and certification services

Booking

A confirmed appointment scheduled for inspection, testing, certification, or assessment services.

Working Day

Monday to Friday, excluding public and bank holidays in England and Wales.

2. Bookings & Payments

Bookings are considered confirmed once payment has been received, unless otherwise agreed in writing.

Where payment has not been completed, the booking may remain provisional and may be amended, cancelled, or rescheduled.

We reserve the right to refuse or cancel bookings where payment has not been received.

3. Customer Cancellations

Customers may cancel an appointment by contacting us via telephone, email, or our website contact form.

To avoid cancellation charges, notice must be provided at least 24 hours before the scheduled appointment time.

Cancellations made within 24 hours of the appointment may be subject to an administration or attendance fee.

4. Rescheduling Appointments

Customers may request to change or reschedule an appointment by contacting our team.

Rescheduling requests made less than 24 hours before the appointment may incur an administration charge.

All appointment changes are subject to engineer availability.

5. Missed Appointments & Access Issues

If our engineer or assessor attends the property but the inspection cannot be completed due to circumstances beyond our control, an attendance fee may apply.

This includes situations where:

  • Access to the property is unavailable

  • Incorrect address details were supplied

  • No responsible person is present

  • Utility services required for testing are unavailable

  • Access to meters or equipment is restricted

  • Tenants, agents, or occupants fail to provide agreed access

  • Safety concerns prevent the inspection from proceeding

Any applicable attendance fee reflects time, travel, and operational costs already incurred.

6. Refund Policy

Where a refund is approved, payment will normally be returned using the original payment method.

Refund processing times may vary depending on your payment provider or bank.

Refunds may be provided where:

  • A booking is cancelled in accordance with this policy

  • We are unable to provide the booked service

  • A duplicate payment has been made in error

  • An appointment is cancelled by us and no suitable alternative appointment can be arranged

Refunds are generally not available where:

  • An engineer has already attended the property

  • Access was not provided as arranged

  • The inspection could not proceed due to customer-related issues

  • Administration, parking, congestion, or travel costs have already been incurred

7. Cancellations by Landlord Certifications

In certain circumstances, we may need to cancel or rearrange an appointment due to factors outside our reasonable control, including:

  • Staff illness

  • Severe weather conditions

  • Emergency call-outs

  • Vehicle breakdowns

  • Operational requirements

  • Unexpected access restrictions

Where possible, we will provide advance notice and offer an alternative appointment.

If an alternative appointment cannot be agreed, you may request a refund of any fees paid for the affected booking.

8. Additional Works & Remedial Services

Inspection and certification fees cover only the services specifically booked.

Any repairs, remedial works, upgrades, or additional services identified during the inspection are not included unless separately agreed in writing.

Where additional work is required, a separate quotation may be provided.
